Replacement of the existing 180kW oil fired boiler located in the basement of the property where the boiler had been out of service for some time due to failure. The house was built in 1583 and the existing boiler room had no combustion ventilation and the chimney flue was unlined. There was also a request made to get some heat on by Christmas 2008 after an order was placed on 2nd December 2008.
The existing boiler and associated pipework were removed and the header pipework was modified to allow the connection of a temporary boiler. A Beaumont 180kW temporary boiler was hired on 4th December 2008 and this ran to provide heat to the house until the completion of the boiler replacement works.
A new Potterton NXR3 210kW oil fired boiler, with a Part L2 seasonal efficiency of 86%, was installed in the basement. New pipework was installed with headers to provide three timed and temperature controlled zones comprising:
Existing Ground Floor Circuits
Future First Floor Circuits
Second Floor and Tudor Wing (this was a new 52 radiator circuit)
New Flue and Ventilation Duct Installation
The existing boiler flue was unlined and required lining to comply with current regulations. This was initially inspected with a camera and then the lining installed.
There was no combustion and ventilation air provision within the existing plant room and again, to comply with current regulations, this was installed via a duct system in an existing coal chute with the external termination grille disguised as an ornamental planter to match the existing planters in the courtyard.
The installation was completed in February 2009.
